Description
The United States Government seeks to lease Class ‘A' contiguous office space in Fairview Heights or O'Fallon, IL. The office space offered must consist of approximately 10,794 Rentable Square Feet. The office space must yield approximately 9,386 ANSI/BOMA Office Area Square Feet. Contiguous space is preferred. The Government currently occupies existing space and is interested in considering alternate space only if it is economically advantageous. This economic determination will include the cost of move, alterations, internal material handling, internal operations, etc., when deciding whether it should relocate. The Government will require twelve (12) secure parking spaces. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: City limits of Fairview Heights or O'Fallon, Illinois. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than April 5, 2011. The following are unique requirements for the space: • The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. • Preference will be given to second floor or above space. • Preference will be given to buildings that meet the Government's Level III Security requirements. • Secured parking is required. • Enhanced security requirements. • No Federal, State, local government or private firms involved with criminal elements, immigration, or social services can be located in the building; • Building entrance cannot be within a drug free zone or within 1,000 feet of any school, park, church, daycare center, clinics, night clubs, bars, power plants, electric transformers, or any other like facility. • The Government shall have the right to mount antennas to the roof of the building. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative.
