Description
REQUIREMENT: The United States Government seeks to lease approximately 7,095 Rentable Square Feet of office and related space, yielding 6,170 Usable Square Feet in Houma, LA, along with 36 parking spaces for Government vehicles (including 4 secure spaces and 5 designated visitor spaces). Subleases are not acceptable. The lease term will be 10 years, 5 years firm. Occupancy is required no later than September 15, 2011 The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility. The space must be contiguous, preferably on one floor. DELINEATED AREA: -North from Coteau Rd. on Highway 24 to Schriever, continue north on Highway 20 to Highway 3185 (West Thibodaux Bypass). -West on Highway 3185 to North Main Project Rd. -South on North Main Project Rd, continue south on Highway 311 to Highway 90. -East on Highway 90 to Highway 24. -Highway 24 South to Coteau Rd. Expressions of interest should include the following: 1. Building name and address. 2. One-eighth scale drawing of space offered. 3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
