- TITLE X -- U.S. GOVERNMENT SEEKS TO IMMEDIATELY LEASE APPROXIMATELY 2,850 RSF (YIELDING A MINIMUM OF 2,000 ANSI/BOMA OFFICE AREA SQUARE FEET OF OFFICE SPACE) IN ERIE COUNTY, SPECIFICALLY THE BUFFALO NEW YORK AREA.REQUIREMENT: The United States Government seeks to identify sources and receive proposals to lease immediately available office and related space within the Delineated Area as described below, in or around Buffalo in Erie County, New York. The Government is seeking proposals for available office and related space for lease of approximately 2,850 rentable square feet of space, which shall yield approximately 2,000 ANSI/BOMA office area square feet of contiguous office space. The 2,850 rentable square feet of office space must include a large conference room (approximately 450 square feet), up to 8 offices (approximately 100 square feet each), a small server room, a break room and space for approximately 7 cubicles). Parking for up to 15 cars should be available in the immediate area. The Government seeks a lease for a period of one (1) year, with four (4) fixed price option years. The Government shall have cancellation rights after the first 180 days. The Government intends t o use this information from prospective sources to issue a Solicitation for Offers by June 20, 2010. LOCATION: All properties submitted to the Government must be located within the Delineated Area: Delineated Area; includes Buffalo's Outer Harbor and the Lackawanna areas on the WEST, the metropolitan area of Buffalo New York and the Buffalo Airport to the NORTH, The Cheektowaga and the Depew areas to the EAST, and the Hamburg and North Boston suburbs to the SOUTH.NORTHERN BOUNDARY: State Route 198 (from the I-190 Hwy) on an easterly direction along State Route 33 (Kensington Expressway) to Transit Road EASTERN BOUNDARY: Transit Road going south (inclusive of the Depew area) and continuing on a parallel path south to Behm Road. WESTERN BOUNDARY: Interstate 190 Highway (I-190) going south to State Route 5 continuing south along Buffalo Skyway, Fuhrman Blvd, Hamburg Turnpike, Lake Shore Road and ending a Lake Avenue. SOUTHERN BOUNDARY: Starting at Lake Shore Road and Lake Avenue intersection running east along Lakeview Avenue on a parallel path along Gartman Road and Behm Road to Central Street.LEASE TERM: One (1) year, with four (4) fixed price option years and cancellation rights.EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN June 15, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION:1) Building name & address; 2) Contact information and E-mail address of Lessor's Representative;3) BOMA rentable & usable SF available (identifying the specific floors and square footage on each (with Common Area Factor); 4) Asking rental rate range per RSF; 5) Evidence that the offered space will be ready for the commencement of tenant improvements in accordance with the required schedule set forth below; and 6) floor plans for the offered floors.AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the officers and employees of The United States Department of Energy (DOE) or their authorized representative, PROJECT SCHEDULE/OCCUPANCY: The Government requires that the space be available for occupancy by July 15, 2010 or shortly after and that the space be either built out or include the following in the rental rate quoted above:All services, supplies, utilities, partitioning, tenant alterations and related items to support the general office space.
