- DESCRIPTION THE U.S. GOVERNMENT IS INTERESTED IN LEASING APPROXIMATELY 4,000 RENTABLE SQUARE FEET (YIELDING 3,850 USABLE SQUARE FEET) OF STORAGE SPACE AND FOUR (4) PARKING SPACES. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy no later than June 1, 2012. LEASE TERM: Ten (10) years, five (5) years firm. SPECIAL REQUIREMENTS: • Ceiling clear of not less than 12 feet (warehouse) • Two (2) roll up doors for vehicle access • One (1) loading dock • Minimum column spacing of 30' on center • Properties offered shall not be within the 100 year flood plain. • Parking for 4 vehicles. DELINEATED AREA: Within the Wallingford-New Haven, CT area as further delineated by the following: • North: Connecticut Route 68 • South: Long Island Sound • East: Connecticut Route 77 • West: Connecticut Route 8 EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN JUNE 22, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) Floor plan detailing space offered 3) Rentable square feet offered 4) Usable square feet offered 5) Number of parking spaces available on the premises 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
