- Lease Space to the U.S. FEDERAL GOVERNMENT in Richmond, Virginia. Requirement: The Federal Government is interested in leasing approximately 27,299 square feet of rentable space. The rentable space shall yield 23,667 BOMA Office Area square feet of office and related space available for use by tenant for personnel, furnishings, and equipment. Space shall be existing Class "A" contiguous office space. The Government presently occupies 23,667 BOMA Office Area square feet of space at 111 Greencourt Road in Richmond, Virginia. The Government is evaluating a Renewal Option and will consider relocation if economically advantageous to the Government. The Government will consider agency mission requirements, the cost of moving from the existing location, alterations, etc., when deciding whether it should relocate. Unique Requirements: Space cannot be located on ground or first floor for security purposes. Perimeter gating and fencing around tenant premises is required. Federal tenant requires highly secure build-out in accordance with agency specifications. Some floor loading and supplemental HVAC requirements apply in selective areas. Area of Consideration: North: Route 295, east to Route 360 (Mechanicsville Turnpike) East: Route 360 south to Fairfield Avenue, proceeding continuously down 17 th Street to the James River South: James River West: Intersection of I-295 and I-64, proceeding south along Route 288 to Route 6 (Patterson Avenue), east on Patterson Avenue to Route 157, south on Route 157 to the James River. Lease Term/Occupancy: Ten years; five years firm, fully serviced. Space must be ready for occupancy no later than May 31, 2011. Expressions of interest shall be submitted to the below no later than June 9, 2010 and include the following: (1) Building Name and Address, (2) BOMA Office Area Square Feet and (3) BOMA Office Area Rate Per Square Foot.
