Description
Synopsis: Department of Veterans Affairs (VA) Competition for Lease Location This is a Sources Sought Notice for further information please contact Bob Wesp at robert.wesp@va.gov. General Information: The Department of Veterans Affairs is seeking up to 1,700 net usable square feet of existing office/clinical space in the Washington, Missouri for an extension to the existing Community Based Outpatient Clinic (CBOC). The VA is conducting a competition for space and will locate this clinic in the most advantageous location for the Government. The Location, Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space shall not be located on more than one floor, first floor space preferred, and provide 1,700 NUSF of contiguous space. The VA is requiring a minimum of 8 on-site parking spaces, 2 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights for the Government after 7 years with a 180 days written notice to the lessor. Occupancy is required by September 30, 2010. The acceptable site will be existing office/clinical space which could easily be modified to meet the VA's needs with build out. To be considered the property offered shall be located in the city limits of Washington, Missouri and be within one mile of A Roy Drive and Highway 100. The property must be located in Franklin County, Missouri. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
