- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN MADISON, WISCONSIN The United States Government seeks to lease office space of professional quality in a well maintained building for the Small Business Administration. The space offered must range from 2,776 to 3,053 rentable square feet in Madison, Wisconsin. The space should yield a minimum of 2,414 to 2,655 ANSI/BOMA usable square feet using a common area factor of 15%. The proposed space must be located within the Central Business District of Madison, Wisconsin are defined as: North - Lake Mendota; South -Lake Monona; East --North Blair Street; and West - 151 John Nolen Drive West to Prospect Street continuing up to South Park and continuing up to North Park. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. No subleases will be considered. Space must be ready for occupancy no later than April 30, 2011. One (1) outside reserved parking space is required for the agency as well as available parking for nine (9) employees and visitors available either onsite or within a 1-2 block radius of the building. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership. Property owners who have available space are urged to forward pertinent information on your building by mail, FAX, or email by Tuesday,June 15, 2010. Expressions of interest must be submitted in writing should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1) Building name/address. 2) Location of space in the building and date it will be available. 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined office area/useable square feet (USF). 5) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. 6) Name, address, telephone number, and email address of authorized contact. 7) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission.
