- UNITED STATES GOVERNMENT Expressions of Interest Sought for Montgomery and Prince George's County, Maryland The United States Government is seeking expressions of interest for approximately 60,000 to 70,000 ANSI/BOMA Rentable Area Square Feet (BRSF) yielding approximately 52,174 to 60,870 ANSI/BOMA Office Area Square Feet (BOASF) of contiguous office and related space in Montgomery County and Prince George's County, Maryland. The delineated area is as follows: Montgomery County and Prince George's County, Maryland. The anticipated lease term is for five (5) years firm with an option to renew the lease for an additional five (5) years. The required occupancy date is no later than September 15, 2010. Whether or not an offered building can meet the required occupancy date is in the sole discretion of the Contracting Officer. The offered building must be within a 3 mile radius of an operational Metro Rail station. If an offered building is more than 2,640 walkable linear feet from an operational Metro Rail station, the offeror will be required to provide regular shuttle bus service to and from the Metro Rail station to the offered building. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection by the required occupancy date. Expressions of interest should include the following information at a minimum: •§ Building name and address; •§ Location of space in the building and date of availability; •§ Name of closest operational Metro Rail Station and distance in walkable linear feet from the Metro Rail station; •§ ANSI/BOMA defined office area/usable square feet (USF); •§ Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services and utilities •§ Evidence of ability to meet the required occupancy date of no later than September 15, 2010; •§ Include a $20.00/usf Tenant Improvement Allowance in the offered rate; •§ Name, address, telephone number, and email address of authorized contact.
