Description
The United States Government seeks to lease first class, modern contiguous office space. The space offered should consist of approximately 9,866 Rentable Square Feet in Sarasota, Florida. The space must yield 8,579 ANSI/BOMA Office Area Square Feet. The space must have a Sarasota, Florida address and needs to be located within the following delineated area: North: University Parkway West: US 41 / Tamiami Trail South: Clark Rd / Stickney Point East: Immediately east of I-75 Requirements: All Space must be contiguous on one floor. Offered space must have a maximum length to width ratio of 2:1. Street level space is preferred, upper floor space requires two (2) accessible elevators to the proposed space. A minimum of fifty-seven (57) parking spaces are required at no cost, or at reasonable commercial rates onsite or within a two block radius of the offered space. Public transportation must be available within a two block radius of the offered space. Space must be ready for occupancy no later than October 1, 2011. The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. No sublease will be considered. The building must be located outside of any 100-year floodplain. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contract. The GSA Contracting Officer is Michael Ellis. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than the close of business on July 13, 2010 to the GSA's representative, Maureen O'Brien, AmeriVet Real estate Services, Inc. Please reference Project Number 9FL2152. Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: Building name, address and location of the available space within the building Rentable square feet available and expected rental rate per rentable square foot, fully serviced ANSI/BOMA Office area square feet and the Common Area Factor Date of space availability Parking available and d etailed Site Plan Location of available Public Transportation in proximity to the entrance of the building Building ownership information, including contact information for Owner or Authorized Agent
