Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN DALLAS, TEXAS (SFO #9TX2754) REQUIREMENT: The General Services Administration is interested in leasing approximately 28,109 rentable square feet, which will yield 24,443 ANSI/BOMA office area square feet of office and related space. The space will be occupied by U.S. Department of Commerce, Bureau of the Census. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and have the potential for an efficient layout. Columns must be a minimum of 24’ center to center. The offered space shall provide a minimum 9’ finished ceiling height throughout. Space shall be located in a professional office setting. Subleases will not be considered. The Government requires a fully serviced lease including a total of 57 on-site parking spaces for employees and visitors, including 2 structured reserved spaces. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as first class and comply with all current Federal, General Services Administration, state, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Structural reinforcement of flooring Load 125 PPSF or greater to accommodate areas containing files and storage. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within the city limits of Dallas, Texas and within following delineated area. It should be duly noted that the Area of Consideration for the Dallas Regional Office includes only those areas described below that are within the city limits of Dallas, TX. Any areas described in this description that are within the city limits of University Park, Highland Park, Cockrell Hill or Irving are not to be included in the area of consideration. Starting and the NE corner of Loop 12 (Walton Walker Blvd) & Spur 348 (W Northwest Hwy). Southeast on Spur 348 to its intersection with Interstate 35 E (Stemmons Fwy). Continue southeast on Loop 12 (W Northwest Hwy) to its intersection with Dallas North Tollway. South on Dallas North Tollway to its intersection with Lemmon Ave. Southeast on Lemmon Ave. to its intersection with Wycliff Ave. Northeast on Wycliff Ave. to its intersection with Turtle Creek Blvd. (At which point Wycliff Ave. becomes N. Fitzhugh Ave). East on N. Fitzhugh Ave. to its intersection with US Hwy 75 (N Central Expressway). Northeast on US Hwy 75 (N Central Expressway) to its intersection with Loop 12 (W Northwest Hwy). East/Southeast on Loop 12 (E Northwest Hwy) to its intersection with N. Buckner Blvd. Southeast on N Buckner Blvd (Loop 12) to its intersection with Interstate 30. South on S Buckner Blvd (Loop 12) to its intersection with US Hwy 175. West on S Loop 12 to its intersection with Interstate 45. Southwest on S Loop 12 (E Ledbetter Dr) to its intersection with Interstate 35 E. Northwest on Loop 12 (W Ledbetter Dr) to its intersection with US Hwy 67. West on Loop 12 (W Ledbetter Dr) to its intersection with S Cockrell Hill Rd. Northwest on Loop 12 (S Walton Walker Blvd) to its intersection with Spur 408. North on Loop 12 (Walton Walker Blvd) to its intersection with Interstate 30. North on Loop 12 (Walton Walker Blvd) to its intersection with the West Fork of the Trinity River. Follow the West Fork of the Trinity River in an easterly direction to its intersection with the Elm Fork of the Trinity River. Follow the Elm Fork of the Trinity River in a northerly direction to its intersection with the John Carpenter Freeway (State Hwy 183). Follow the Elm Fork of the Trinity River in a northerly direction to its intersection with Spur 482 (Storey Ln). Follow the Elm Fork of the Trinity River in a westerly direction to its intersection with Loop 12 (Walton Walker Blvd). Northeast on Loop 12 (Walton Walker Blvd) to the starting point at the NE corner of Loop 12 (Walton Walker Blvd) & Spur 348 (W Northwest Hwy). EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
