Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Division (9P4PRC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT: The General Services Administration, on behalf of U.S. Immigration and Customs Enforcement, desires to lease approximately 37,373 rentable square feet. The space must yield a minimum of 32,498 ANSI/BOMA (“Usable”) square feet to a maximum of 34,123 ANSI/BOMA square feet of contiguous space. The office space should be fully serviced, first-class, air-conditioned office and related space, together with seventy three (73) structured parking spaces. The structured parking shall include space for an oversized 55 passenger bus. The parking area shall have 24-hour/7-day-a-week access. The parking area shall also include a sally port which can be either in the same area or in a newly constructed area, adjacent to the building with access to the tenant space via elevator. The building shall have a minimum 20 foot setback for existing buildings and a minimum 50 foot setback for new construction. The office space must be contiguous. The site must be located within the Central Business District of Fresno, CA and be within the area bounded by: NORTH: Route 180 EAST: Route 41 SOUTH / WEST: Route 99 LEASE TERM: 15 years, 10 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term of the lease. OCCUPANCY: Occupancy is required no later than 1/11/2012. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Further, the space must be altered to meet the Government’s requirements. Expressions of interest should be submitted to the following person and address in writing or via e-mail and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4.
