- OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), San Francisco Real Estate Acquisition Division, (9PRC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT : The General Services Administration, on behalf of the United States Department of Agriculture (USDA), desires to lease approximately 8,393 rentable square feet, which shall yield a minimum of 7,303 ANSI/BOMA square feet (previously usable), The proposed office space is divided into three (3) USDA agencies: Farm Service Agency (FSA), Rural Housing Service (RHS), and the Natural Resources Conservation Service (NRCS) SPACE REQUIREMENTS PER AGENCY : FSA - 3,525 ANSI/BOMA office area square feet / 4054 rentable square feet; 2 GOV surface space; 13 client surface spaces RHS - 1,381 usf / 1588 rsf; 2 GOV surface spaces; 6 surface spaces NRCS - 2,396 usf / 2755 rsf; 9 GOV surface spaces; 13 surface spaces The office space should be fully serviced, and must be contiguous. The site should be located inside the Central Business District of San Jose, within the area bounded by: LOCATION: The delineated area or area of consideration is bounded by the city limits of Merced. See http://www.cityofmerced.org/contact/maps_and_directions.asp and click on "Merced City Limits" LEASE TERM: 10 years, 5 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than November 1st, 2011. STANDARD CONDITIONS AND REQUIREMENTS: Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard(ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. Responses must be received not later than 4:00 p.m. PST, Thursday, July 22 nd, 2010
