- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN AUSTIN, TX The United States Government seeks contiguous, first-quality Office space. The space offered should consist of approximately 49,290 rentable square feet in Austin, TX. The space shall yield a minimum of 42,861 ANSI/BOMA usable square feet of office space. The occupying agency seeks a minimum of seventy-seven (77) reserved parking spaces, with the capability to provide an additional twenty-five (25) reserved parking spaces over the lease term. Ten (10) additional visitor parking spaces shall be provided. Proposed office locations must not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation / storage facilities" or as "low risk facilities." Examples of Hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. Examples of "low risk facilities" include day care centers, schools, hospitals, religious centers, and social service centers. The Government seeks contiguous second floor space or higher. Space on the first floor will only be considered by the Government when no other space is available or deemed appropriate. The building should have a minimum of at least a 20-foot setback from the building façade to the curb of the surrounding parking lot. Floor loading in some areas should be sufficient to carry approximately 150 lbs. per square foot. Column spacing within the office space should be no less than 24 feet on center. The space must meet requirements for fire and life safety plus handicapped access in accordance with ABAAS guidelines. The occupying agency must have access to the building 24 hours per day, 7 days per week, and 365 days per year. (The agency will control access to their leased premises, which includes securing vertical penetrations and circulation between floors.) The proposed space must be located within the following delineated area and within Congressional District 10. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area. North: Intersection of Highway 183 and McNeil Drive; East on McNeal Drive; East on Howard Lane; East on Wells Branch Parkway to I-35. East: Intersection of Wells Branch Parkway and I-35; South on I-35; South on N. Lamar Boulevard to Barton Springs Road. South: Intersection of S. Lamar Boulevard and Barton Springs Road; West on Barton Springs Road; Southwest on Mo-Pac Expressway; Northwest on Bee Caves Road. West: Intersection of Bee Caves Road and Loop 360; Northeast on Loop 360; North on Arboretum Boulevard; North on Jollyville Road; North on Oak Knoll Drive; Northwest on Highway 183 to McNeil Drive. The proposed lease is for fifteen (15) years, ten (10) years firm, and must be fully serviced. Space must be ready for occupancy no later than December 5, 2011. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN AUGUST 8, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) ANSI/BOMA defined Office Area Square Feet 3) Rentable Square Feet offered 4) Number of parking spaces available on the premises. 5) Summary of how the building meets this ad's requirements. 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
