- REQUIREMENTS: The United States Government seeks to lease approximately 60,000 Rentable Square Feet of office and related space, yielding 52,173 Usable Square Feet in Austin, TX, along with on site, controlled access parking at a ratio of no less than 8/1,000. The proposed lease is for 10 years, 10 years firm and shall be fully serviced. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility. The space must be contiguous, preferably on one floor, and not separated by a public corridor. UNIQUE REQUIREMENTS: The entire facility, including parking areas, must be fenced. A guard building at the point of entry to the premises shall be required. The Lessor shall provide a vehicle pass/ID system for contract/monthly parkers acceptable to the Government. Occupancy is required no later than May 3, 2012. The space must provide (or be capable of providing in time for occupancy) dual feed electrical service from two separate substations. The space must also be serviced by two redundant fiber-optic lines. The Government requires that the interior construction meet LEED Silver using the most recent LEED-CI version. The Government plans to employ a raised floor system with under-floor HVAC. In addition to office space, functions will include a data center, warehouse, and cafeteria with full service kitchen area. The warehouse must have a loading dock bay at truck level. DELINEATED AREA: North: E. Cesar Chavez St. South: E. William Cannon Dr., north on McKinney Falls Pkwy. and east on Dee Gabriel Collins Rd. to Hwy 183 East: Hwy. 183 West: I-35 Expressions of interest should include the following: 1. Building name and address. 2. One-eighth scale drawing of space offered. 3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4. Name, address, and telephone number of individual to be contacted. OWNERS AND AUTHORIZED AGENTS: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
