Description
Baltimore MD Delineated Area Revised 07/07/2010 The United States Government seeks to lease first class, modern contiguous office and office related space in Baltimore, MD. The space offered should consist of approximately 12,816 Rentable Square Feet in Baltimore, MD. The space must yield 11,144 ANSI/BOMA Office Area Square Feet. Above street level space is required and elevator service shall consist of a minimum of two (2) accessible elevators to the proposed space. One accessible elevator may serve as a freight elevator. All space must be contiguous on one floor. Public transportation must be available within 600 feet (or a two block radius, whichever is less) of the building entrance of the offered space. A minimum of ten (10) structured parking spaces are required onsite or within a two block radius of the offered space. The proposed lease is for fifteen (15) years, five (5) years firm, and must be fully serviced. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The building must meet or be capable of meeting Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. The proposed space must be located within the following delineated area: I-83 intersection with E Baltimore Street, west to S Calvert Street, then north to E. Saratoga Street, then west N Charles Street, then south to W Fayette Street, then west to S Greene Street, then south to W Pratt Street, the east to S Howard Street, then south to W Conway Street, then east on to Light Street, then north to E Pratt Street, then east to Falls Avenue, then south to Aliceanna Street, then east to I-83, then north along I-83 to intersection of E Baltimore Street (POB); SEE MAP EXHIBIT TO THIS SOLICITATION The building must be located outside of any 100-year floodplain. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contractor. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than the close of business on July 15, 2010 to the GSA's representative, Robert L Moody, AmeriVet Real Estate Services, Inc.
