Revised delineated area This is a re-advertisement of request 0CT2031 that serves to modify the delineated area and add detail regarding physical characteristics of the desired loading areas of the building. U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 13,800 RSF (YIELDING AT LEAST 12,000 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE/FLEX SPACE AND 28 PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy no later than September 24, 2011. LEASE TERM: Ten (10) years, five (5) years firm. SPECIAL REQUIREMENTS: • No less than 3,750 BOASF must have a ceiling clear height of not less than 12 feet (warehouse) and have or have the ability to provide for two (2) drive in door openings of no less than 10 feet wide by 12 feet high • If dock highs will be converted with a ramp to provide drive-in service, the ramp slope and the door opening must be able to accommodate a truck size of 9 feet in width by 10 feet in height by 21 feet in length • Leased space shall be protected with a fire suppression system • A fenced wareyard of approximately 9,000 SF shall be required in addition to the lease space • Properties offered shall not be within the 100 year flood plain • Parking for 28 vehicles in addition to the ware yard shall be on-site or within 1/8 of a mile walking distance DELINEATED AREA: Within the Greater Hartford area as further delineated by the following: Beginning at the intersection of I-84 and the Connecticut River (POB) • East along I-84 to Route 5/Main Street • North along Route 5 to I-291 • East along I-291 to Route 30/Ellington Road • North East along Route 30/Ellington Road • Follow Route 30/Ellington Road to Route 30/Oakland Road • South East along Route 30/Oakland Road to Route 83/Oakland Street • South along Route 83/Oakland Street to Route 83/N Main Street • West and then South along Route 83/N Main Street to Route 83/ S Main Street • Continue South along Route 83/S Main Street to Route 83/Manchester Road • South along Route 83/S Main Street to Route 2 • North along Route 2 to Route 17/Glastonbury Expy • South along Route 17/Glastonbury Expy to the intersection with Hopewell Road • West along Hopewell Road, following a straight line across the Connecticut River to Route 99/Main Street • North along Route 99/Main Street/Silas Deane Highway to Route 5/Wilbur Cross Highway • North East along Route 5/Wilbur Cross Highway to I-91 • South East along I-91 to just south of Brainard Airport to the Connecticut River • North along the Connecticut River to POB EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN JULY 20, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Floor plan detailing space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Number of parking spaces available on the premises. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
