- Requirement: The General Services Administration currently occupies 34,111 rentable square feet of office space in Stafford, VA. The Government intends to exercise a five (5) year renewal option at the current location. The Government will consider alternate locations if economically advantageous to the Government and if all space requirements can be met. Factors used in the evaluation include costs of all tenant improvements, the physical move, move coordination, telecommunication costs, security costs, etc. The impact of the agency's mission will also be assessed. Location: All offered property must be located within the following delineated area: Stafford, VA North: Rt 610 Garrisonville Road; West: Rt 610 to Rt 648 to Rt 628 to Rt 630; East: Rt 1 South: Rt 630 Stafford Courthouse Road. Lease Term: The lease term will be for five (5) years. Special Requirements: Locations must not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation/ storage facilities" or as "low risk facilities." For proposals of space in an existing building, a 50 foot standoff distance shall be provided from the curb line or nearest point accessible by a vehicle, to the façade of the building to house the tenant. Facilities shall provide, or be able to provide, established access control procedures. Facilities that provide underground parking should have access controlled parking restricted to building tenants only Space on the first floor will only be considered when no other space is available, or if deemed appropriate by the agency. If first floor space is taken, additional security requirements will be required" Expressions of Interest: Expressions of interest shall be submitted by Friday, August 13, 2010 and include the following: Building Name and Address; Description of offered space including available square feet, floor location, and rental rate per square foot; Common Area factor; Owner's and Authorized Agents: submissions by other than the owner of a property must be accompanied by a letter granting permission to make a general offering of the space. Please note that this is request for expressions of interest not a request for competitive proposals. The Government will not pay for any costs incurred as a result of this advertisement.
