- Description
- The U.S. Government seeks to lease office space in a quality building of sound construction. The office space must be contiguous (not separated by public corridors), and must be located on the second floor or higher. A total of six (6) on-site reserved parking spaces for Government owned vehicles must be provided. The office space and parking must be accessible on the unrestricted 24/7 basis to Government employees. ONLY EXISTING BUILIDNGS WILL BE CONSIDERED. The offered space must consist of approximately 3,017 RSF (yielding a min of 2,149 ANSI/BOMA office area square feet). The proposed term is for fifteen (15) years, ten (10) years firm and should be fully serviced. Space must be ready for occupancy no later than 120 days after receipt of Government's Notice to Proceed. Space must be located in Gainesville, GA and within the delineated area below: DELINEATED AREA: North- South of Lake Lanier South- East Butler Parkway to Jesse Jewel Parkway East- R. Side of Limestone Parkway to the merge with Cleveland Highway West- Dawsonville Highway to Washington St, to NW Academy St to East Butler Parkway Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space shall include approximately 3,017 rentable square feet comprised of a minimum of 2,149 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 2,624 ANSI/BOMA Office. Only locations with a minimum of a 20 foot setback from the building to the curb or other boundary; minimum 2 means of ingress/egress; minimum 24' column spacing and quick access to highway access will be considered. The location should be accessible by public transportation. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Subleases are not acceptable. Offers that are not in the 100-year flood plain will be given first consideration. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA). All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties may submit pertinent information by 3:00 PM EDT on August 11, 2010. No submission after 3:00 PM EDT, August 11, 2010 will be considered.
