- REQUIREMENT: The United States Government seeks to lease approximately 4,262 rentable square feet (RSF) to yield approximately 3,706 ANSI / BOMA square feet of contiguous office space in Lake Charles, Louisiana. On-site, surface parking is required for twenty-five (25) vehicles. The space shall be located in a prime commercial office district or business park (non residential) with a campus-like atmosphere. The space should be well maintained, attractively landscaped and comprising of one or more modern office buildings that are professional and prestigious in appearance. Space must be close to highways and public transportation. There must be adequate and moderately priced fast food or eat-in restaurants should be located within the immediate vicinity of the building, a walkable ½ mile. Other employee services, such as retail shops, cleaners and banks shall be located with the immediately vicinity of the building. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The tenant would prefer 1st floor preference but would consider 2nd, 3rd or 4th floors. All buildings must have stairwell accessibility up & down for each floor. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LEASE TERM: Term is for 10 years, 5 years firm.
