- Gulfport, MS Delineated Area REQUIREMENT: The U.S. Government is seeking to lease 20,318 ANSI/BOMA office area square feet (approximately 23,159 RSF) of contiguous office and related space in Gulfport, Mississippi within the following delineated area: DELINEATED AREA: NORTH: I-10 EAST: Lorraine Road SOUTH: Airport Road to Washington Avenue to Curret Street to the Bernard Bayou WEST: Three RIvers Road Contiguous space is required preferably on the first-floor; however space above the first will be considered. If offering is a multi-floor building ground floor space is necessary for detainee processing. If offering a multi-tenant building, a dedicated elevator is needed for agency use if space is located above the ground floor. Twenty-five ( 25 ) on-site secure parking spaces are required. The proposed site layout must have the ability to construct an exterior, enclosed sally port which is used for detainee offloading. The sally port must have a dedicated entrance into ground floor space, and must be able to accommodate a 50' bus with adequate entrance/exit, including dual-directional turns onto public roads and multiple entrance/exit for government vehicles and turn radius. A minimum setback of 20' measured from the building façade to any point of vehicular access is required. The site must be located outside the 100-year flood plain in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction.. The space will be utilized for law enforcement, and offerings may be eliminated that are located in close proximity of schools, daycare centers, residential concentration, hotels, or areas of high civilian activity or vulnerability. The site shall be easily accessible by main thoroughfare but inconspicuous to public and traffic. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. LEASE TERM: Term is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after ten (10) years.
