Delineated Area Map UNITED STATES GOVERNMENT Seeks Expressions of Interest to Lease Office Space In Washington, DC Contracting Office Address General Services Administration, Public Buildings Service (PBS), 7 TH & D Streets, SW, Room 7660, Washington, DC 20407 REQUIREMENT: The United States Government seeks to identify sources and receive information on available office and related space for the delineated area identified below. This requirement is a new lease action to replace and consolidate existing Department of Treasury leases. The Government will not accept space later than December 31, 2011. The Government is seeking approximately 43,211 ANSI/BOMA square feet of office and related space. The offered space must be located on no more than three (3) floors which do not have to be contiguous. First floor space is not acceptable for this procurement. The Government will consider relocation if it is determined to be economically advantageous. The cost of moving, alterations, impact on agency mission and other variables, to be determined by the Government, will be considered in the relocation decision. The Government will factor in costs of moving to a new location including, but not limited to, physical move, furniture relocation, telecommunications infrastructure, and other related costs. LEASE TERM : The proposed lease is for ten (10) years firm. LOCATION: All properties submitted to the Government must be located in the following delineated area of Washington, DC: Central Employment Area, Beginning at L Street, NW, and New Hampshire Avenue, NW, east along L Street, NW, to Massachusetts Avenue, NW, southeast along Massachusetts Avenue, NW, to K Street, NW, east along K Street, NW to Massachusetts Avenue, NW, northeast along Massachusetts Avenue, NW, to 6th Street, NW, south along 6th Street, NW to constitution Avenue, NW, west along Constitution Avenue, NW, to Virginia Avenue, NW, northwest along Virginia Avenue, NW to 20th street, NW, north along 20th street, NW, to Pennsylvania Avenue, NW, northwest along Pennsylvania, NW, to Washington Circle, NW, east along K Street, NW, to 20th Street, NW, north along 20th Street, NW, to L Street, NW. (See attached map). Spaces fronting both sides of perimeter streets of the delineated area will be considered. OCCUPANCY DATE: Space must be ready for occupancy and delivered to the Government no later than December 31, 2011. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): Building name/address and age Location of space in the building and date of availability One-eighth inch scale drawing of space offered ANSI/BOMA defined general office usable square feet ("USF") Rentable Square Feet ("RSF") offered and rental rate per usable square foot, specifying included services, utilities, and tenant improvement allowance of $42.08/ANSI BOMA office area SF, meeting GSA's standard building shell requirements. Common Area Factor used to determine the RSF Location, and number of parking spaces available to the Government Date building will be ready for commencement of tenant improvements Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS : The General Services Administration ("GSA") is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
