Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. A minimum of 37 surface parking spaces are required. Space must be ready for occupancy no later than November 1, 2011. If public transportation is available in the delineated area, the site offered must be on the public transportation route. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
