- Presolicitation Laughlin, NV Clinical Outreach Center VA261-10-SFO-0050 The Department of Veterans Affairs (VA) seeks to lease up to approximately 4,500 ANSI/BOMA Office Area (Useable) square feet of space to be used as a medical clinic in the City of Laughlin, Nevada. The lease term is for ten (10) years, first five (5) firm, with unilateral VA termination rights upon 120-days written notice to the Lessor after expiration of the firm term. Estimated occupancy date is April 1, 2011, or upon substantial completion of tenant improvements. Space must be located in Laughlin, NV Postal Code 89029. In addition to the rental consideration; VA will also factor in tenant improvements and other related costs. The building offered for consideration must NOT be in the 100 years flood plain, MUST be located in a quality building of sound and substantial construction, and have a potential for efficient layout. The building offered must meet all current Federal, State, and local codes and regulations, including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing, and should include: building name, address and month/year construction completed; total square footage available (ANSI/BOMA Office Rentable and Useable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA Office rentable square foot (indicate Core Factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership. NOTE: VA will pay no more than the appraised fair market rental value for the space. Useable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. All interested parties should respond to this announcement no later than 2:00 PM PDT on September 3, 2010.
