Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 8,625 rentable square feet of office space. The rentable space shall yield approximately 7,500 ANSI/BOMA Office Area (previously Usable) available for use by tenant for personnel, furnishings, and equipment. The building offered must be professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- -All space shall be contiguous, and not located on more than two floors. Basement or below-grade space is unacceptable. -On-site reserved parking shall be be provided for a minimum of 10 official government vehicles. -The Lessor shall be able to provide emergency portable water supply, and emergency electrical back-up power with the capability to sustain full office operations. -Building shall not be located in a flood plain. Please provide proof that the property is not located in a flood plain based on the FEMA maps. DELINEATED AREA: Northern Boundary: State Road #53 Eastern Boundary: State Road #3 connecting to Parque Industrial Rio Baja Southern Boundary: State Road #923 Western Boundary: State Road #3 connecting to #923 LEASE TERM: Fifteen (15) Years, FIVE (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year on 120 days notice. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN AUGUST 23, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Site map and plans, if available. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
