Solicitation Number: 0FL2064 Notice Type: Presolicitation UNITED STATES GOVERNMENT SEEKS EXPRESSIONS OF INTEREST IN Pensacola, FL REQUIREMENT: The United States Government currently occupies office and related space in a building under lease in Pensacola, FL that will be expiring October 1, 2010. The United States Government seeks to lease approximately 6,902 rentable square feet of contiguous office and office related space. The space must yield a minimum of 6,002 ANSI/BOMA usable square feet. Space has to be contiguous and located on the second floor or higher. The Government requires forty (40) surface parking spaces be available for the use of their employees. TERM: The Lease term is a five (5) year lease with a two (2) year firm term. LOCATION: The space must be located within the following delineated area: Within the Central Business District of Pensacola Florida. With the following limitations: 1.) Within 6 statute miles of the PNS airport TSA Screening Checkpoint 2.) Within 6 statute miles of the Pensacola Port Management Office 3.) Within 6 statute miles of the Pensacola RR Terminal/Passenger/Ops Building REQUIRED: The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. All services, supplies, utilities and required tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act accessibility Standards (ABAAS) Requirements. No sub-lease will be considered. The building must be located outside of any 100-year floodplain. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: • Building name, address and location of the available space within the building • Rentable square feet available and expected rental rate per rentable square foot, fully serviced • Common Area Factor • Detailed Site Plan • Building ownership information, including contact information for Owner or Authorized Agent • ANSI/BOMA warehouse area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. • Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the Lease Contracting Specialist or Lease Contracting Officer and may submit pertinent information no later than the close of business (5PM Eastern Standard Time) on August 20, 2010 to the GSA.
