Description
EXPRESSIONS OF INTEREST SOUGHT REQUIREMENT: The Department of Veterans Affairs is currently leasing office space located at 1824 Hillandale Rd. Durham, NC 27705. The lease agreement between the VA and the Lessor of the building is scheduled to expire on December 31, 2010. The Government is considering entering into another lease agreement at the above mentioned location, but is interested in alternative space if economically advantageous. Below is a description of the VA's requirement: The VA requires 9,700 net useable square feet of office space, which shall be contiguous. The lease term is for 10 years, the firm term is for five (5) years, after five years the lease can be terminated at any time on ninety (90) days written notice from the Contracting Officer. The required occupancy date is January 1, 2011. The delineated area is within a 1 ½ mile radius of the VA Medical Center in Durham, NC located at 508 Fulton St. Durham, NC 27705 Other applicable requirements include: "Parking: On-site parking for at least sixty-five (65) parking spaces, which shall include the appropriate number of Handicapped parking spaces required by local code. "Others: This will be a full service lease, which is to include all services, utilities, and other applicable operating expenses. All cost of these services shall be considered in the rental rate. If required Tenant Improvements cost will be reimbursed after construction is complete and shall not be considered as part of the rental rate. The following information is required for consideration: "Building name and address and location of the available space within the building. "Net Usable square feet (USF) to be offered and expected rental rate per USF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. "Date of space availability. "Proof of Building ownership. "Amount of parking available on-site The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to renew our lease at 1824 Hillandale Rd. Durham, NC 27705 or to relocate. In making this determination, the Government will consider the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs that will be incurred through relocating, such as moving costs, tenant improvements, telecommunications infrastructure, and non-productive agency downtime.
