Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 27,388 RSF (23,816 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE SAVANNAH AREA AS HEREINAFTER DESCRIBED. Only existing buildings or buildings currently under construction that are a minimum of 25% complete (by October 1, 2010) and have a planned substantial completion date before 9/15/11 will be considered. Space shall include approximately 27,388 rentable square feet comprised of a minimum of 19,916 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 20,912 ANSI/BOMA Office Area square feet of office space and a minimum of 3,900 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 4,095 ANSI/BOMA Office Area square feet of enclosed drive-in parking area. If multiple floors are offered, floorplates must be a minimum of 8,500 ABOASF. If the tenant agency is to be the sole occupant of the building for the entire lease term, first floor space is acceptable. If the offered building will be multi-tenanted, the offered office space must be above the ground floor of the building. The enclosed parking area must be serviced by three (3) drive-in bays with minimum fourteen foot (14') clear height. Access from the office area to the enclosed parking area must be possible without going through a building common area. All buildings will require a minimum twenty foot (20') setback from the exterior wall to the curb or other boundary; minimum two (2) means of ingress/egress; minimum twenty foot (20') column spacing and quick access to highway access. On-site parking must meet/or exceed local code and include nineteen (19) reserved spaces. The location should be accessible by public transportation. Preference will be given to buildings specifically located in the Central Business District (CBD) of Savannah and especially, any buildings located in the Savannah Historic District or that are on the National Register of Historic Buildings. Space built to Agency specifications must be delivered no later than September 15, 2011. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Offers that are not in the 100-year flood plain will be given first consideration. To submit a location for inspection, please forward information by 5:00 PM EDT on September 27, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - GSAS-LGA50105. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
