Description
The United States Government seeks to lease high quality, professional, fully serviced office space in a building of sound construction. The office space must be contiguous (not separated by public corridors). If space offered is in a multitenant building, proposed space must be located on the second floor or higher. A total of 4 on site reserved parking spaces for official vehicles must be provided. The office space and parking must be accessible on an unrestricted 24/7 basis to government employees, 365 days a year. The space offered must consist of a maximum of 1,380 rentable square feet, and the space should yield a minimum of 1,200 ANSI/BOMA usable square feet. The proposed lease is for fifteen years, (15) years, ten (10) years firm, and should be fully serviced. The offered space cannot be located in a building that is within 150 feet of churches, hospitals, schools, gas stations, railroad tracks, or where hazardous materials are located. The proposed space must be ready for occupancy no later than January 5, 2012. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. The offered space must be located within the delineated market area described below: North: Northside Drive (US Highway 80) South: West Grady Street East: South Zetterower, Savannah Avenue, and Railroad Street West: North College Street All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building's ownership.
