- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 2,471 RSF (2,149 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE GAINSVILLE AREA AS HEREINAFTER DESCRIBED. Only existing buildings or buildings currently under construction that are a minimum of 25% complete (by November 1, 2010) and have a planned substantial completion date before 10/1/11 will be considered. Space must be located within the delineated area below: DELINEATED AREA: BEGIN Lake Lanier at Dawsonville Highway (State Road 53) heading SOUTH on Dawsonville Highway (State Road 53) Continue South on Dawsonville Highway (State Road 53), becomes John W Morrow Jr. Parkway at Pearl Nix Parkway intersection Continue South on John W Morrow Jr. Parkway (State Road 53), turn LEFT at SW Industrial Boulevard heading NORTHEAST Continue Northeast on SW Industrial Boulevard, LEFT on Bradford Street heading NORTH Continue North on Bradford Street, turn RIGHT on SE Martin Luther King Boulevard heading NORTHEAST Continue Northeast on SE Martin Luther King Boulevard, becomes NE Downey Boulevard at SE Myrtle Street intersection Continue Northeast on NE Downey Boulevard, turn RIGHT at US Highway 129 heading NORTHEAST Continue Northeast on US Highway 129, turn LEFT at State Road 11 (US Highway 129) heading NORTH Continue North on State Road 11 (US Highway 129), bear RIGHT at NE Cleveland Highway intersection heading NORTH Continue North on State Road 11 (US Highway 129) to Lake Lanier, turn LEFT heading WEST Continue West on Lake Lanier to Dawsonville Highway (State Road 53) END Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Space shall yield a minimum of 2,149 ANSI/BOMA Office Area square feet to a maximum of 2,256 ANSI/BOMA Office Area square feet of office space. Site shall provide a minimum of two (2) means of ingress/egress; minimum twenty foot (20') column spacing. On-site parking must meet/or exceed local code and include six (6) reserved parking spaces. The location should be accessible by public transportation. Space offered that is at least one floor above grade level is preferred but not required. All offered ground floor space will require additional security measures to be installed on the premises. Space built to Agency specifications must be delivered no later than October 1, 2011. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Offers that are not in the 100-year flood plain will be given first consideration. To submit a location for inspection, please forward information by 5:00 PM EDT on September 28, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 0GA2054. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
