Description
SPACE REQUIREMENT The United States Government is seeking an existing warehouse facility in Los Angeles, California for the Federal Bureau of Investigation. This facility should be contiguous and comprised of approximately: 33,700 usable square feet (usf) of warehouse, 1,000 usf of office, 250 usf of equipment room, and 50 usf of vestibule (mantrap), along with a minimum of ten (10) secured, on-site parking spaces. GENERAL SITE AND BUILDING REQUIREMENTS Existing buildings offered would ideally meet, or be capable of meeting, the following requirements: •- Space must be occupied no later than October 2011 •- 24-hour tenant access to the space shall be available, 7 days a week, 365 days per year. •- If FBI space adjoins that of other building tenants or public areas, the perimeter walls of FBI spaces shall be constructed slab-to-slab. •- Forced entry protection for all perimeter windows less than 18 feet from the ground or accessible platform. •- Provide two (2) independent means of ingress and egress from site. •- A chain link fence and automatic vehicle access gates are required around the parking area and, at the option of the Government, around the facility itself. LEASE TERM 10 years firm STANDARD CONDITIONS AND REQUIREMENTS The space offered must be fully serviced in a quality building of sound and substantial construction; either a new, modern building or one that has undergone restoration or rehabilitation for the intended use.
