- REQUIREMENT: The United States Government seeks to identify sources and receive information on available office and related space within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, the Southwest Waterfront, and Parkside). The Government is seeking sources of available office and related space for a lease of up to 97,000 RSF (yielding at least 84,500 ANSI/BOMA Office Area square feet) of office space in a single building. A minimum of 70,000 rentable square feet of the offered space must be contiguous. 10,440 rentable square feet must be located on the third floor or higher of the building and be located on a different floor than the remainder of the requirement. All offered space must be located above the ground floor of the building. Offered buildings must be able to accommodate reserved parking for 19 government owned vehicles. LOCATION: All properties submitted to the Government must be located within the Standard Delineated Area for Washington, DC (inclusive of the Central Employment Area, NOMA, the Southwest Waterfront, and Parkside). Requests for a detailed description of the Standard Delineated Area should be addressed to Todd Valentine of Studley, Inc. OCCUPANCY: Occupancy is required to be complete by October 1, 2011. LEASE TERM: Ten (10) years, Five (5) of which are firm. EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN OCTOBER 1, 2010 AND INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor's Representative; 3) BOMA rentable & usable SF available (identifying the specific floors and square footage on each (with Common Area Factor); 4)Asking rental rate range per RSF (based on GSA Warm Lit Shell and Tenant Improvement Allowance of $35.07 per USF); and 5) Date building will be ready for commencement of tenant improvements.
