Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN AUSTIN, TEXAS (SFO# 7TX2808) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 47,063 rentable square feet, which will yield approximately 40,924 ANSI/BOMA Office Area square feet of office space for personnel, furnishings, and equipment. The space will be occupied by Internal Revenue Service. LEASE TERM: Ten (10) years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and have potential for efficient layout. Single story contiguous space is desired, but space on contiguous multiple floors will be considered. Space shall be located in a professional office setting. The Government requires a fully serviced lease including 180 on-site parking spaces which will include 10 reserved parking spaces for Government use. Offered sites with parking underneath the building will not be considered. Regularly scheduled (throughout the day) public transportation must be available within a quarter mile from the building entrance. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required on or before May 1, 2012. Subleases will not be considered. LOCATION: Offered properties must be located within the following delineated area: NORTH: McNeil Road SOUTH: Metric Boulevard EAST: Parmer Lane WEST: US Hwy 183 EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)Legal description 3)One-eighth inch scale drawing of space offered. 4)Square footage offered. 5)Method of measurement used to determine rentable square feet. 6)Name, address, and telephone number of individual to be contacted. 7)Evidence of authority to represent the owner.
