Description
The United States Government seeks to negotiate a new/replacing lease for the Navy's Bureau of Medicine and Surgery's (BUMED) - Tricare Outpatient Clinic (TOC) in Chula Vista, CA to be located in the delineated area of: North Boundary: Fwy 54 to Hwy 125 East Boundary: Hwy 125 to Proctor Valley Rd. to Hunte Pkwy South Boundary: Olympic Pkwy West Boundary: Interstate 5 The Government requires a minimum of 52,706 ANSI/BOMA office area which yields 61,139 rentable square feet of medical office and related space. The office area must be on a contiguous floor or multiple contiguous floors. On-site reserved parking for 2 official government vehicles shall be provided. The agency also requires 280 designated parking spaces for medical staff and patients. The proposed lease is for 10 years, 5 years firm and should be fully-serviced. The offered space will be required to accommodate clinical functional services and departments including administration, records, shared common area, primary care department, six medical homeports, behavioral health, pharmacy consultant, pharmacy, laboratory, radiology, information management, logistics, loading dock and common areas such as conference room, lounge, parking spaces, and restrooms. The space must be ready for occupancy by December 2011 or sooner. The offered facility will need to be upgraded to provide site improvements as required to make a useable facility that meets functional and operational requirements per Unified Facility Code (UFC) 4-510-01 Medical Facilities Standards Design. Furthermore, the site will need to provide appropriate enforceable measures and comply with Department of Defense (DoD), and Antiterrorism Force Protection (AFTP) regulations per UFC 4-010-01, DoD Minimum Antiterrorism Standards for Buildings. The aforementioned space requirements and design criteria will be submitted as part of the Government's Solicitation for Offer (SFO) package. Agency Set back Requirements: 82' Standoff Distance: Minimum requirement w/o Controlled Perimeter. 33' Standoff Distance: Minimum requirement w/ Controlled Perimeter. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building owner. Sub-leases are not acceptable.
