Description
Requirement: The United States Government seeks to lease approximately 19,236 rentable square feet of office and associated space in Amarillo, Texas. The space should yield 16,727 ANSI/BOMA usable square feet. Space offered must be contiguous space on one floor and must not exceed 3:1 length to width ratio. Space must not be "U" or "L" shaped and must be able to provide 10'-6" ceiling height anywhere within the space. Column spacing must not be less than 20' center to center. Space must not have atriums, light wells or other areas interrupting contiguous space. Space must not have irregular spatial configurations or other unusual features adversely affecting usage. Space offered in a multi-story building must be lower than the 5th floor. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Properties located in a floodplain will not be considered. The Government requires forty-seven (47) surface parking spaces. The proposed lease is for ten (10) years, five (5) years firm, with two five (5) year options and shall be fully serviced. Space shall be ready for occupancy no later than September 13, 2012. Offered space must be less than 25% of the building's net usable area OR meet the following setback requirements for existing space: 1. Controlled perimeter - roads and parking lot areas must be controlled within 82 ft and 33 ft and not be closer than 33 ft. No other parking or vehicle access is allowed within 82 ft. 2. No controlled perimeter - roads and parking lot areas must be controlled between 148 ft and 82 ft and not be closer than 82 ft. No other parking or vehicle access is allowed within 148 ft. LOCATION: Offered properties must be located within the following delineated area: South: Route 2219 from Blessen Road to I-27, along I-27 North to 34th Street, 34th Street moving east to Grand Street. West: S. Blessen Road, Bushland Road/Route 2381. North: Route 1061 from 2381 east to W. St. Francis Avenue following N. Western Street up to Givens Avenue/ Route 2176 and heading east to I-27, I-27 South from Givens Avenue/Route 2176 to E St. Francis Avenue. East: Following I-27 South from Givens Avenue/Route 2176 then east along E St. Francis to Glenn/Grand Street, Glenn/Grand Street South to 34th Street. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description. 3) One-eighth inch scale drawing of space offered. 4) Square footage offered. 5) Method of measurement used to determine rentable square feet. 6) Name, address, and telephone number of individual to be contacted. 7) Evidence of authority to represent the owner.
