- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN PAWHUSKA, OK STAR #: 7OK2034 The United States Government seeks to lease contiguous office and garage/warehouse space. The space offered must consist of approximately 18,751 rentable square feet in Pawhuska, OK. The space should yield a minimum of 16,305 ANSI/BOMA usable square feet to a maximum of 16,794 ANSI/BOMA usable square feet. The Government will require eighty-two (82) surface parking spaces for employees and visitors. In addition, a secured, lit wareyard is required, to house fifteen (15) Government Owned Vehicles. The proposed space must be located within Pawhuska, OK city limits. The proposed lease is for twenty (20) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than January 2012.The offered space must meet or be capable of being upgraded to meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Subleases are not acceptable. The building must be located outside of any 100-year floodplain. Offered space must be capable of providing a 120 - 150 per square foot load factor in the file room(s). All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
