Description
This is a reposting of the advertisement posted on August 31, 2010. United States Government Seeks Sources for Lease of Office or Flex Space in Northern Virginia. REQUIREMENT: The United States Government seeks to lease office or flex space consisting of approximately 63,250 rentable square feet, yielding approximately 55,000 contiguous ANSI/BOMA Office Area square feet plus thirteen (13) onsite reserved parking spaces for Official Government Vehicles. The space will be utilized as a training facility, with multiple classrooms for 12 to 48 persons; therefore the building must comply with all code and Government requirements for egress, Fire and Life Safety, Handicapped Accessibility, and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Additionally, the offered building must meet the following minimum requirements: 1) The offered building must be within 2,640 walkable linear feet of at least 200 hotel rooms, which may be spread out among multiple hotels; 2) The offered building must be within 2,640 walkable linear feet of at least one (1) restaurant that serves three (3) meals a day (breakfast, lunch, and dinner), seven (7) days per week; 3) Parking for 13 Official Government Vehicles; 4) Column spacing must be no less than 24 feet on center; 5) The offered space must be on no more than three (3) floors; 6) The offered space must have a floor load capable of supporting the weight of five (5) safes, weighing 850-1000 pounds each. LOCATION: The unique facility must be located in Northern Virginia within the delineated area bound by the following: North: Route 625 East: Route 228 to Route 606 to Route 602 to Route 608 South: Route 50 West: Old Ox Road (Route 606) to Route 267 to Loudoun County Parkway LEASE TERM: The proposed rental term shall be for ten (10) years, firm. OCCUPANCY: No later than September 19, 2011. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest must include the following information: 1. Rental rate quotation per rentable square foot for a full service, ten year firm term, with a Tenant Improvement Allowance of $45.59 per usable square foot; 2. A site plan, showing the project location; 3. Building name, address, age and ownership; 4. Location of space in the building; 5. ANSI/BOMA office area/usable square feet (USF) and rentable square feet (RSF); 6. Name, address, telephone number, and email address of authorized contact; 7. Scaled floor plans identifying offered space; 8. Amount of parking available on-site and its cost, if any. 9. Date of space availability; 10. Map showing proximity to hotels and restaurants including the distance from the offered building expressed in walkable linear feet.
