REVISION: This advertisement is a revision reflecting an increase in the size of the requirement. At this time, the Government will only consider responses for space within an existing building. Due to time requirements to obtain a new lease to satisfy this requirement, development sites will not be considered at this time. DESCRIPTION: This is a revision to a previous posting The General Services Administration (GSA), is interested in leasing approximately 11,195 rentable square feet of contiguous office and related space yielding a minimum of 9,735 ANSI/BOMA office area square feet (previously usable) and two (2) reserved parking spaces for Government vehicles. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. If public restrooms are available within 200 walkable feet of the primary entrance to the offered space, the minimum ANSI/BOMA office area square feet may be reduced to 9,435 ABOA-SF. The space must meet or be capable of being altered to meet the Government's specifications, as well as current requirements for Fire and Life Safety and Handicapped Accessibility. TENANT: Social Security Administration (SSA). LOCATION: Offered properties shall be located within the following delineated area of Oxnard, California: (Northern Boundary) North Ventura Road from the intersection of US Hwy 101 and North Ventura Road to Forest Park Boulevard, continuing easterly along Forest Park Boulevard to East Vineyard and southerly along East Vineyard to US Hwy 101 and easterly along US Hwy 101 to Rice Avenue; (Eastern Boundary), Rice Avenue from US Hwy 101 to the imaginary line located ¼ mile south of Gonzales Road, and Oxnard Boulevard from the imaginary line located ¼ mile south of Gonzales Road to Wooley Road; (Western Boundary) Ventura Road from Wooley Road to US Hwy 101; and (Southern Boundary) Along an imaginary line located ¼ mile south of Gonzales Road from Rice Avenue to Oxnard Boulevard, continuing along Oxnard Boulevard to Wooley Road and along Wooley Road to Ventura Road. Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government's requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space above the ground floor will be considered. Space offered should be contiguous on a single floor. The Government may consider contiguous space split between the first and second floors if the Government finds the option acceptable to its use and may make this decision at its sole discretion. If any offered space is located above the ground floor there must be at least two passenger elevators to service the floor. POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide the building name, address, and the offered square footage, a site plan, space or block plan, accessibility to public transit must be within a walkable ¼ mile and include a list of moderately priced eateries within ½ mile and other employee services located within one mile of the site.
