- UNITED STATES GOVERNMENT Seeks Leased Office Space MIAMI, FLORIDA The United States Government currently occupies 10,000 rentable square feet in Miami, Florida. The General Services Administration (GSA) plans to negotiate a succeeding lease for 10,000 rentable square feet based on economic, mission, and other factors. The Government will relocate only if consideration of economic and other factors is supportive. Other factors include, but are not limited to the following: the cost of relocation, tenant improvements, relocation or replacement of communications, and quality of space. The space must yield 10,000 ANSI/BOMA usable square feet. The agency requests contiguous space, however this is not a requirement. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers, if necessary. LOCATION : Space must be located within the city limits of Miami, Florida with close proximity to Miami International Airport. DELINEATED AREA : NORTH -- NW 25th Street SOUTH -- NW 12th Street EAST -- State Road 826, the Palmetto WEST -- NW 87th Avenue REQUIREMENTS : All services, supplies,and utilities are to provided as part of the rental consideration. The offered space must meet the Government fire/safety requirements and handicapped accessbility standards. Subleases are not acceptable. Space should not be located within the 100-year flood plain. A minimum of ten (10) parking spaces are required at no cost, or at a reasonable commercial rates, on the leased property, or at least within a two-block radius of the offered space. LEASE TERM: The lease term will be five (5) years, or sixty (60) months, cancellable in whole or in party by the government after the second year (24 months). OWNERS AND AGENTS : Expressions of interest should reference Project Number 0FL2167 and should include: 1. Building name and address 2. Location of space in the building 3. Total rentable square footage offered and rate per rentable square foot, specifying services and utilities included 4. ANSI/BOMA defined usable square feet 5. Contact information (name, address, phone, email, etc.) for owner and authorized agent 6. Brokers and agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence of authorization to represent the offered building's ownership.
