Description
The United States Government seeks to lease quality professional fully serviced office space in a building of sound construction. Space located on the second floor or higher is preferred; however, space cannot be located on the top floor of the building if rooftop access is within the space. Space on the first floor will be considered only when no other space is available. Space can be existing or proposed. Proposed space cannot be located in a building that also houses a day care facility, abortion clinic, mental health clinic, drug rehabilitation clinic, immigration office, probation office, public defender's office, or social service agency. Proposed space cannot be located in a building that is within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics, and/or day care facilities. The offered space must consist of approximately 6,360 rentable square feet, and the space should yield 5,530 ANSI/BOMA usable square feet. Space must be ready for occupancy no later than December 1, 2011. The offered space must meet Government requirements for fire and safety and handicapped accessibility. LOCATION : The proposed space must be located within the delineated area described below. North: Spanish Fort Blvd. South: Dear Avenue, Rt. 98 (42) and Daphne Road East: Route 181 West: Mobile Bay REQUIRED : All services, supplies, utilities, partitioning and required tenant alternations are to provided as part of the rental consideration. Proposed space should be fully serviced. A total of 20 secure, on-site parking spaces must be provided. The office space and parking must be accessible on an unrestricted 24/7 basis to government employees, 365 days per year. If parking cannot be provided on-site, it should be located within a two block radius of the proposed office. Preference will be given to covered and on-site parking with secure fencing and controlled access. TERM : Lease term will be for ten (10) years, five (5) years firm. OWNERS & AGENTS : Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
