- REQUIRED: A maximum of 20,415 rentable square feet (yielding a minimum of 18,227 USF) of office space, together with 26 on site surface parking spaces. LOCATION: The total requirement will be satisfied at 3301 Buckeye Road, Chamblee, GA through a succeeding lease, unless there is an alternate location of equal size and quality, at an economic advantage to the Government, including all tenant improvement costs. Alternate locations must include all costs associated with the physical relocation costs, as well as cost to move data and telecommunications lines. LEASE TERM: TEN (10) YEARS, FIVE (5) FIRM. Occupancy is required no later than July 1, 2011. DELINEATED AREA: Only existing and speculative buildings will be considered. Space must be located within the delineated area below: North: I-285 South: Lavista Road (GA 236) East: I-285 West: I-85 Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous within any offered building. On-site parking must meet/or exceed local code. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, five (5) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, November 1, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, a site plan of the airport, and site plan or floorplan for the offered building and the Project Number - 0GA2038. No submissions received after 5:00 pm on November 1, 2010 will be considered. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
