- State: New York City: Queens Delineated Area: North: 47th street to Northeast 19th Ave to North 82nd street, along the Grand Central parkway on the North to 108 street South: Northern Blvd to the south East: Brooklyn Queens expressway to the east West: to the West meeting up with Northern Blvd. Minimum Sq. Ft. (ABOA): 4,500 Warehouse and 500 Office Maximum Sq. Ft. (ABOA): 5,000 Space Type: Warehouse and Office Parking Spaces (Total): 1 secured Parking Spaces (Surface): normal parking ratio for facility Parking Spaces (Structured): 0 Parking Spaces (Reserved): 1 secured Full Term: 10 Yrs Firm Term: 5 Yrs - Government shall have cancellation rights after the firm term. Option Term: None Additional Requirements: - The building must have an area large enough to unload and load. -Space must be ready for occupancy within 2 months of Government Notice to Proceed with construction. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Expressions of Interest Due: COB - 11/2/2010 Market Survey (Estimated): DECEMBER - JANUARY Offers Due: TBD Occupancy (Estimated): Within 60 days of government issuing a notice to proceed with construction Expressions of interest should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address • Legal property description, recent surveys, including, but not limited to environmental survey, and property identification numbers (PIN) • Location of space in the building and date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA (ABOA) defined office area (formerly usable) square feet (USF) • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. • Name, address, telephone number, and email address of authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: In no event shall the offeror enter into discussions concerning the space to be leased with representatives of Federal agencies other than the officers, employees and authorized representatives of General Services Administration.
