- Sources Sought U.S. GOVERNMENT seeks leaseD OFFICE SPACE Brooklyn/Queens, NY THIS IS NOT AN INVITATION TO BID OR A REQUEST FOR PROPOSALS. Description The United States Government seeks to lease approximately 54,006 to 59,407 rentable square feet (RSF) to yield a minimum of 46,962 ANSI/BOMA (ABOA) square feet to a maximum of 51,658 ANSI/BOMA (ABOA) office area square feet of contiguous office space in Brooklyn/Queens, New York and located in a prime commercial office district capable of being altered or constructed to meet the Government's specifications. Sub - leases are not acceptable. The building must be a Class A with a prevalence of modern design or tasteful rehabilitation. The space must lend itself to efficient layout and be no more than twice as long as it is wide. Contiguous space no more than two floors is preferred; first floor space is not preferred and below ground space is not acceptable. Building must include a loading dock, loading area, or acceptable alternative. Freight elevator or passenger elevator used for freight is required. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. A minimum of 20 reserved and secured parking spaces shall be available to the Government at no additional cost. Building must not have underground parking. The offered space must meet federal Government requirements for security, fire, safety, handicapped accessibility (ABAAS), and Sustainability. Consideration shall be based on the area profile, location, proximity to public transportation, capacity to provide services during emergencies, security, LEED -NC Silver, Energy Star and sustainability if the. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety and security of its surrounding areas. OCCUPANCY: Space should be ready for occupancy within 6 months of Government Notice to Proceed with construction. LEASE TERM: 10 years, 5 years firm, with the Government having cancellation rights after the firm term upon 90 days written notice t o the Lessor. DELINEATED AREA: Within the following boundaries and preferably within New York's 9 th Congressional District: NORTH: Long Island Expressway EAST: Kissena/Parsons Blvd. SOUTH: Hillside Ave. and Metropolitan Ave. WEST: Woodhaven Blvd SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): * Building name/address * Location of space in the building and date it will be available * One-eighth inch scale drawing of space offered * ANSI/BOMA (ABOA) defined office area (formerly usable) square feet (USF) * Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included * Common Area Factor used to determine the RSF * Name, address, telephone number, and email address of authorized contact * In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission * LEED-NC Silver, Energy Star, and sustainability building information or building and offered space will be renovated to accomplish the required certifications. Expressions of interest must be submitted in writing and should include the following information: address/location of site, square footage, name, address, telephone number and email address of individual to be contacted, name of recorded owner, and evidence of authority to represent the owner. All expressions of interest must be received by November 12, 2010.
