- U.S. GOVERNMENT CURRENTLY OCCUPIES 56,004 RSF (55,496 ABOASF) OF SPECIALIZED OFFICE AND CONDITIONED WAREHOUSE SPACE AT 2765 BUSINESS CENTER BOULEVARD, MELBOURNE, FL AND INTENDS TO NEGOTIATE A NEW LEASE AT THAT LOCATION FOR A TERM OF FIFTEEN (15) YEARS, TEN (10) FIRM UNLESS AN ALTERNATE LOCATION OF EQUAL SIZE AND QUALITY IS PROPOSED WHICH REPRESENTS AN ECONOMIC ADVANTAGE TO THE GOVERNMENT. ALTERNATE LOCATIONS MUST INLCLUDE ALL COSTS ASSOCIATED WITH THE PHYSICAL RELOCATION AS WELL AS THE COST TO MOVE AND REPLICATE DATA AND TELECOMMUNICATION LINES AND ALL INFORMATION TECHNOLOGY INFRASTRUCTURE. Existing buildings and new construction alternatives will be considered, however, any proposed space must be capable of meeting a 6/1/11 occupancy date. Space must be located within the delineated area below: North: Highway 520 South: Highway 192 East: Highway A1A West: I-95 Space shall consist of 25,496 ANSI/BOMA Office Area Square Feet (ABOASF) and 30,000 ABOASF of climate controlled warehouse space (temperatures must be maintained between 50-80 degrees Fahrenheit year round) and must meet or be capable of meeting LEED-EBOM standards. All offered sites should be attractively landscaped and contain one or more modern buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Warehouse space must have a minimum of one (1) door of at least 20' height and 16' width and two (2) standard dock-high delivery doors. On-site parking must meet/or exceed local code. At least one-hundred-thirty-five (135) reserved parking spaces must be provided on site. All offered space must be contiguous within the building and the building and parking will be surrounded by a security fence with guard gate. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space must not be located within the 100-year flood plain. To submit a location for inspection, please forward information by 5:00 PM EDT, November 24, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, a site plan and floorplan for the offered building, and the Project Number - 9FL2277. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
