Description
Synopsis/Solicitation SD Clinical Lab VA-262-11-SFO-0067 The Department of Veterans Affairs (VA) seeks to lease up to 10,000 BOMA usable square feet of space to be used as general lab space within the City of San Diego, California. Space must be contiguous and on one floor. The lease term is for five years with VA having ongoing termination rights after 24 months of occupancy. Estimated occupancy date is the later of March 1, 2011 or upon substantial completion of tenant improvements. Space must be within the following delineated area/boundaries: North: La Jolla Village Dr.; South: Carmel Valley Road; East: N. Torrey Pines Road/Genesee Ave; West: 805 Freeway In addition to the rental consideration; the Government will also factors in tenant improvements and other related costs. Building offered for consideration must NOT be in the 100 years flood plane and MUST be of sound and substantial construction. Building offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership. Note: The Government will pay no more than the appraised fair market rental value for the space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties MUST respond to this announcement and submit completed offer by no later than December 20, 2010; 2:00PM PST.
