Description
THIS IS A REISSUANCE OF SOLICITATION TITLED "CLARKSDALELMS40013" POSTED 10/27/2009 The Government seeks to lease approximately 6,163 ANSI/BOMA usable square feet (USF) of office space for the Social Security Administration in Clarksdale, Mississippi within the following Delineated area. Delineated Area: North: West 2nd Street from Anderson Blvd to Desoto Ave, Desoto Ave from E. 2nd Street to 4th Street, 4th Street from Desoto Ave to HWY 161 South: HWY 161 from Anderson Blvd to 4th Street West: Anderson Blvd from W. 2nd St to Hwy 161. The Government seeks a 15 year, 10 year firm term, fully serviced lease with cancellation rights after the firm term of 10 years. Preferred space shall be located in a professional environment. On-site parking must meet or exceed local code. 31 Parking spaces for employees and visitors shall be available within 2 walkable blocks from the proposed location. The location must be in close proximity to retail amenities, including hotels and restaurants. The offered space must meet the Government's requirements for fire safety, security, and handicapped accessibility. The Government will not accept any space that contains asbestos or any space located in a building that contains asbestos. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Brokers or agents may represent the property owner, but written authorization from the owner is required. Subleases are not acceptable. Space offered shall not be located within a 100 year flood plain.
