- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TX City: Fort Worth Delineated Area: The Government will hold an assignable option to purchase approximately a 45 acre tract of land. At lease award the successful offeror will be responsible for purchasing the land. The location of the site will be disclosed upon completion of the Environmental Assessment of the site. Minimum Sq. Ft. (ABOA): 350,000 Maximum Sq. Ft. (ABOA): 400,000 Space Type: Office and related space Parking Spaces (Total): 1,700 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 Firm Term: 15 Option Term: NA Additional Requirements: The General Services Administration is seeking expressions of interest from developers in constructing a building of approximately 350,000 to 400,000 rentable square feet for lease to the Federal Government. This project will follow GSA Design Excellence in leasing with emphasis towards sustainability and Leadership in Energy and Environment Design (LEED). This procurement will be a two-phase best value source selection procurement. •Compliance with requirements for Interagency Security Committee Level III. •Compliance with applicable covenants, conditions and restrictions of the 45-acre master planned site as well as the associated design guidelines. •1,700 on site and secured parking spaces to accommodate both tenants and visitors. •LEED-NC Silver (Minimum) •Common area features to include a conference center, cafeteria, fitness center and credit union. •On-site helistop. •Extensive IT requirements/connectivity demands. •In no event shall the offeror enter into negotiations concerning this project with representatives of Federal Agencies other than the General Services Administration Contracting Officer. •Expressions of interest must include name, address, and telephone number of individual to be contacted and evidence of authority to represent the owner. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced.
