- NOTICE OF INTEREST The United States Government, USDA Forest Service, is seeking to lease approximately 14,099 rentable square feet (RSF) in Bridgeport, California to include: • 7,983 RSF of office space in which the rentable space shall yield a minimum of 5,750 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 6,050 ABOA square feet; • 6,917 RSF of warehouse space; • 23 secured parking spaces for Government-owned vehicles; • 46 parking spaces for visitors and employee-owned vehicles; and • On a continuous lot of a minimum of 3.722 acres of which 2.50 acres will be used to accommodate ware-yard space. The site must be located within the following delineated area: Within a 4 mile radius of the Mono County courthouse, located in Bridgeport, California and ½ mile of the main corridors of Highways 395, 183, or 420/Twin Lakes Roads. The site location must provide a microwave path greater than 1.0 Fresnel to Masonic Peak. Additional special requirements will likely be needed and will be addressed during the on-site survey and in the subsequent Solicitation for Offers (SFO). Space must meet National Fire Protection Association (NFPA) requirements and Uniform Federal Accessibility Standards (UFAS) design requirements developed under the Architectural Barriers Act (ABA). All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental consideration. Proposed lease is for 15 years, 10 years firm. Space must be available for occupancy no later than September 30, 2012, although sooner would be acceptable.
