- UNITED STATES GOVERNMENT Seeking Expressions of Interest Northern VA (Routes 395/95 west; Route 395 north; Route 1 east; and Lorton Road/Route 1 south) The General Services Administration, Public Buildings Service (PBS), Real Estate Acquisition Group, 301 7th Street, SW, Room 2670, Washington, DC, 20407. The United States Government currently occupies office and related space in a property located in Springfield, VA, under a lease that is soon to expire. The Government is seeking to lease approximately 35,105 rentable square feet (RSF) / 33,804 usable square feet (USF) of office and related space. The delineated area for this requirement is Route 395/95 to the west, Route 395 to the north, Route 1 east, and Lorton Road/Route 1 to the south. The lease term requirement is seven (7) years with cancellation rights after four and one half (4.5) years. The building must be within one (1) mile of a metro rail station and amenities. If distance is greater than 2,640 walkable linear feet (i.e., ½ mile), offeror shall provide shuttle service. The Government is considering whether to remain in its existing leased space or to relocate. The government is interested in considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, relocation costs, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and the availability of alternative space that potentially can satisfy the Government's requirements. The building must be located outside of any 100-year floodplain. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current Federal, State, and Local codes and regulations including, but not limited to, fire and life safety, accessibility, and OSHA. Building name and address. 2. Building ownership information. 3. Space available, it's location within the building and its condition (shell or built-out). 4. Date of space availability. 5. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 6. Amount of parking available on-site and its cost - indicate whether the rental rate includes the cost of the required Government parking. 7. List of building services and amenities provided, if any. The Government's decision regarding whether or not to solicit offers will be based, in part, on complete information received in response to this advertisement. In the event that your response to this ad fails to provide the required information, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
