Description
UNITED STATES GOVERNMENT Seeks Expressions of Interest for Lease of Office and Related Space for A Child Care Center In Washington, DC REQUIREMENT: The United States Government seeks to identify sources and receive information on available office and child care space with adjacent exterior, gated area that may be modified for the predominant use of a functional playground. This is a new requirement for the delineated area identified below. The General Services Administration is seeking a minimum of approximately 20,082 ANSI/BOMA Office Area (ABOA) of office and child care interior space yielding a maximum of approximately 23,094 BOMA Rentable Square Feet (BRSF) with approximately 5,400 square feet of adjacent exterior, gated space for a functional playground. The offered space must be located on the first floor or main level of exit discharge. This unique facility must have the capability to meet all local code and the "GSA Child Care Center Design Guide" (Available as a publication in the Child Care Library at: www.gsa.gov/childcare) criteria for the permitted and intended use of a child care center. The delineated area for this requirement is bound by: Pennsylvania Avenue, NW to the North, 3 rd Street, NW to 3 rd Street, SW to the East, M Street, SW to the South, and Maine Avenue, SW to 14 th Street, NW to the West. LEASE TERM: The proposed lease term is five (5) years firm, with 2, five (5) year renewal options. The space must be ready for occupancy and delivered to the Government no later than May 1, 2012. Building name and address. 2. Building ownership information. 3. Space available, its location within the building and its condition (shell or built-out). 4. Date building will be ready for commencement of tenant improvements. 5. Rentable square feet available and expected rental rate per RSF, fully serviced. 6. ANSI/BOMA office area square feet (BOASF) to be offered and expected rental rate per BOASF, fully serviced, inclusive of a Tenant Improvement Allowance of $42.08 per BOASF, meeting GSA's Building Standard Shell Requirement. 7. Amount of parking available on-site and its cost - indicate whether the rental rate includes the cost of the required Government parking. 8. Scaled Floor plans identifying offered space, inclusive of exterior playground and identified path of travel from the offered interior space. 9. Name, address, telephone number and email address of authorized contact. The Government's decision regarding whether or not to solicit offers will be based, in part, on complete information received in response to this advertisement. In the event that your response to this ad fails to provide the required information the Government reserves the right to assume that the building in question cannot meet the Government's requirements. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Submission by other than the owner, manager, or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
