- UNITED STATES GOVERNMENT Seeks Expressions of Interest to Lease Warehouse Space in Montgomery County, Maryland The United States Government ("GSA" or the "Government") currently occupies approximately 18,000 BOMA rentable square feet (BRSF) of warehouse space in Federally-owned space on the Consumer Product Safety Commission - National Laboratory Campus at 10901 Darnestown Road, Gaithersburg, MD. The Government seeks to lease warehouse space consisting of no more than 25,000 contiguous BRSF for a proposed ten (10) year firm term. The estimated occupancy date is May 1, 2011. Building(s) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Other requirements applicable to this requirement include: MINIMUM REQUIREMENTS The requirement is for warehouse space located within the following delineated boundaries: North - Ridge Road to Brink Road East - Route 108 to Georgia Avenue to Connecticut Avenue South - I-495 to I-270 to Democracy Boulevard to South Glen Road to Glen Road to Travailah Road West - Turkey Foot Road to Darnestown Road to Germantown Road Spaces fronting both sides of perimeter streets of the delineated area will be considered. The following are a list of minimum space requirements: - Not to exceed 25,000 total BRSF (includes 520 BRSF of office space) - Dedicated entry to Government's demised area - Physically separated warehouse space (wire-mesh cage sufficient) - Minimum 18' clear height - Minimum of one (1) double-wide or overhead door for deliveries - Minimum of one (1) loading dock with leveler - Manual lighting at loading dock - Turning radius to accommodate 18-wheel commercial vehicle with 62' trailer - 3,500+ PSI floor load with smooth / broom finish (less than 3% grade) - Sprinklered throughout (wet system) - Forklift charging station - Climate controlled (office area only) - Fiber connectivity (office area only) - Unisex restroom facilities - Four (4) parking spaces Subleases are not acceptable. Space should not be located within the 100-year flood plain. EXPRESSIONS OF INTEREST SUBMISSIONS Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): - Building name and/or address and age of building. - Location of space in the building and date of availability. - One-eighth inch scale drawing of space offered. - ANSI/BOMA Office Area (ABOA) square feet. - BOMA Rentable Square Feet (BRSF). - Common Area Factor used to determine the BRSF. - FULL SERVICE rental rate per ABOA square foot (specify all services and/or utilities included in the rental rate). - Location, number, and cost of parking spaces available to the Government. - Date building will be ready for commencement of tenant improvements. - Name, address, telephone number, and email address of authorized contact. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
